What investors pay attention when choosing a property? How to increase the attractiveness of the building? How can Facility Management be useful here?
With the gradual stabilization of the economy after a significant downturn in 2014-15 competition returns to the commercial real estate market. Investors have a wider choice of projects. In addition, according to experts of the company Cushman & Wakefield, the real estate market of Ukraine is undervalued, there is a possibility of growth in rental rates in all segments. At the same time, capitalization rates for premium assets in office real estate are 12%, and 12,5% for retail and warehouse real estate. In such a situation on the market, the building should be as attractive as possible from both the sales volume and the resources used for the operation of the facility.
The investment attractiveness of the object is determined by external and internal factors.
The first are:

- Object parameters (number of floors, floor space)
- Appearance of the object
- Infrastructure around the object (transportation, access roads, parking, shops, cafes, etc.)
Internal factors include:
- Finishing facilities
- Presence of security
- Building engineering networks
- Landscape Design
If the owner of an object can hardly influence external factors, then in most cases it is simply necessary to increase attractiveness by improving internal factors.
Thus, we turn to the role of Facility Management in creating favorable conditions for both the owner and the potential investor. The most important point here is the optimization of energy resources and the creation of a favorable climate for the people in the building.
Efficiency measures that have already become standard, such as thermal insulation of facades, replacement of windows, replacement of lighting with LED, recovery systems should be implemented by professionals after conducting an energy audit, drawing up a detailed plan and carrying out calculations. In such cases, it is best to contact the management company, which has experience in conducting energy-efficient measures for commercial buildings.
In addition, the use of smart-technologies to optimize the processes associated with the operation of the building is becoming topical. Automating the process of applying for maintenance, remote monitoring of building systems, analyzing resource costs by obtaining data from systems in real time, predictive maintenance not only makes it possible to significantly reduce costs, but also make the maintenance of a property transparent and understandable.
Security also plays an important role. The protected object and the surrounding area significantly increase the attractiveness of the building. Firstly, it gives confidence in the safety of people in the building, secondly, reduces the likelihood of vandalism, damage to property and, as a consequence, a reduction in the value of the property.
In conclusion, we note that competent operation of a property to maintain investment attractiveness is a continuous process requiring professional approach, knowledge and experience.
