Shopping Center Awards 2019: rating of the best SEC’s in Ukraine
Complete list and ratings of all shopping and entertainment centers that participated in “The Best SEC” competition in the framework of the Retail & Development Business Awards-2019 are presented.
On September 20, in Kiev, in the CEC Parkovy, the 6th Annual Shopping Center Awards competition was organized by the Ukrainian Retail Association within the Retail & Development Business Awards’ framework. The research’ purpose is to provide retailers with consolidated information on retail real estate and understanding: how much the rental price set by the developer corresponds to the SEC quality and the services provided.
The most successful SEC’s in the country fought for victory in seven categories. People who made the most for the development of retail real estate in the country were awarded separately – “Person of the Year in Development”. RAU publishes final competition’ results among shopping and entertainment centers.

Best SEC’s / Shopping Center Awards’ rating is formed on the Expert Council assessment and market participants vote’ basis. Each time the criteria for selecting nominees for the prize change slightly in order to present the most complete and objective information. Only shopping and entertainment centers with rental square over 10,000 sq. m, open no later than 01.01.19 year took part in the competition “The Best SEC” in 2019. Nominees’ list does not include SC’s and SEC’s located in the temporarily occupied Crimea, as well as in certain districts of Donetsk and Lugansk regions controlled by pro-Russian militants.
SEC’s were divided into six main categories, where “The best small SEC” (rental square – from 10,000 to 19,999 sq. m), “The best average SEC” (from 20,000 to 39,999 sq. m), and “The best large SEC” (over 40,000 sq. m) in cities with a population over one million, and separately – in regional centers (except Kiev, Odessa, Kharkov, Dnepr and Lvov) were rated.
There was also a separate nomination “Debut of the Year in Development”, which evaluated shopping and entertainment centers with a rental square from 10,000 sq., open from 01/01/18 to 31/12/18.
It was evaluated by the Retail & Development Business Awards’ Expert Council by the questionnaire’ filling out and consumers – through online-voting. 24 experts gave each SEC rating on 4 criteria’ groups: Traffic, Engineering, Tenants, Marketing. Market participants by openly voting rated the nominees on a scale of 1 to 5. The final rating was calculated taking into account the points that the SEC received as a result of the voting by the Expert Council and market participants. Moreover, the experts’ assessment gave 51% final result, and open voting – 49%. The full research methodology is available by the link.

Marketing and tenants
Separately, it would like to note how experts rated the SEC according to two criteria’ groups: Tenants and Marketing. In particular, Expert Council’ members evaluated on the “Tenants” criterion: the tenant-mix and anchor tenants’ quality; SEC’ fullness, the dead zones’ presence; ratio of rental rates to the average check. Accordingly, marketing policy and corporate social responsibility were evaluated on the criterion “Marketing”. Moreover, the SEC was not divided by size when voting: all nominees were evaluated equally, regardless of the object’ rental square.
